PARK RULES & POLICIES

100% refund if you cancel at least 30 days before check-in, 50% refund (minus the service fee) if you cancel at least 14 days before check-in. No refund if you cancel less than 14 days before check-in.

Trespassing on or through other rental lots or easement areas is prohibited and could be considered a violation of another guest’s property. Please be considerate of your neighbors. Do not borrow other guest’s possessions without first asking for permission. Please be respectful of quiet hours from 9:00 pm to 8:00 am. Any action that threatens, harasses, or intimidates others is prohibited. Disturbances of the peace and quiet, or the willful or careless destruction of or injury to property in Dogwood RV, will not be tolerated.

Pets must always be kept on a LEASH. Please pick up after your pets. Our park has two pet dump stations and a spacious dog park for your pups to run leash-free. Please do not leave pets unattended in our dog park. Occupants renting our campers with pets will be charged a fee of $20/week until you reach $300 in total, or an upfront cleaning fee of $300.

Occupants are responsible for maintaining their lot/site in a clean, orderly, and safe condition at all times. Excessive outside storage, clutter, junk accumulation, scattered personal belongings, unused appliances, hazardous materials, broken furniture, vehicle parts, construction debris, or unsightly conditions are prohibited.

Only reasonable outdoor items intended for normal camping or RV use may be kept outside and must be maintained in an orderly manner.

Management reserves the right to require cleanup or removal of excessive items within a reasonable timeframe. Failure to comply after notice may result in cleanup fees, rule violation strikes, termination of occupancy, or removal proceedings pursuant to Georgia law.

Inoperable, unregistered, unsafe, severely damaged, or abandoned vehicles/RVs may not remain on park property without management approval.

Household garbage may be discarded in the dumpster at the front right corner of our park (see map for details). Other garbage must be taken to the Burke County Dump at 804 Landfill Rd, Waynesboro, GA 30830.

Speed Limit in DOGWOOD R.V. Park is a MAXIMUM OF 10 M.P.H. Please understand that there may be children playing on the park grounds. Violators will be fined as follows: $50 for a first offense, $100 for a second offense, and may result in termination of occupancy and removal proceedings pursuant to Georgia law after a third offense.

Fires are allowed in the park until they become a problem. Please contain fires in fire pits or vessels. Do not burn trash – WOOD ONLY. Please be aware of local burn warnings. A community fire pit is in space #15 for all our guests’ enjoyment

A laundry facility for Dogwood guests is between lot spaces 9 and 10. Washers & dryers are $2.00. The office has quarters if you need to buy them. We do not allow clotheslines in the park.

No feminine products, diapers, paper towels, cigarettes, grease, wipes (including “flushable” wipes), or other improper materials may be flushed into the septic system under any circumstances.

“Flushable” wipes are strictly prohibited in Dogwood RV Park’s septic system regardless of packaging claims. Any guest found to be using or flushing prohibited materials into the septic system may be held financially responsible for damages, service calls, repairs, or pumping costs permitted by Georgia Law.

Due to the serious risk of damage to the park’s septic infrastructure, use of prohibited materials may result in termination of occupancy and removal proceedings pursuant to Georgia law.

If renting a unit: DO NOT HESITATE TO REPORT ANY LEAKS OR COMMODE ISSUES!

Any RV, camper, vehicle, trailer, personal property, trash, or belongings left on the property after termination of occupancy, failure to pay, voluntary departure, eviction/dispossessory proceedings, or extended unexplained absence may be considered abandoned property at management’s discretion and subject to removal, towing, storage, or disposal pursuant to Georgia law.

Occupants remain fully responsible for all towing charges, storage fees, cleanup costs, disposal fees, damages, unpaid balances, and other related expenses associated with abandoned property.

Dogwood RV Park shall not be responsible for loss of or damage to abandoned property remaining on the premises.

Dogwood does not allow fireworks or discharging of firearms in the park. An outdoor shooting range can be found within the Yuchi Wildlife Management Area. NO TARGET SHOOTING IN THE PARK, PLEASE.

Occupants must use all electrical, water, sewer, and utility connections safely and properly. Unsafe electrical hookups, overloaded circuits, unauthorized utility connections, utility tampering, or misuse of park utilities are prohibited and may result in termination of occupancy and removal proceedings pursuant to Georgia law.

Occupants renting park-owned campers agree to immediately report any leaks, plumbing problems, electrical issues, appliance malfunctions, soft floors, roof leaks, heating/cooling problems, or other maintenance or safety concerns to management. Failure to promptly report maintenance issues that result in additional damage may cause the occupant to be held financially responsible for resulting repairs or damages.

For emergencies: Dial 911 first, then contact Management if needed. Within reasonable limits, Dogwood personnel will assist with issues that may arise.

All rental campers are equipped with functional smoke detectors, carbon monoxide detectors, fire extinguishers, and emergency exit windows. Occupants are responsible for familiarizing themselves with the location and operation of this equipment.

Tampering with, disabling, removing, disconnecting, covering, damaging, or removing batteries from any smoke detector, carbon monoxide detector, or other emergency/safety device is strictly prohibited.

Any occupant found to have tampered with safety equipment may be subject to termination of occupancy and removal proceedings pursuant to Georgia law

Dogwood RV Park maintains a three-strikes-you’re-out policy for all residents and guests. Violations of park rules, including but not limited to nonpayment of rent, excessive noise, trash/debris accumulation, unauthorized occupants, unsafe conditions, harassment, destruction of property, or failure to follow management instructions may result in an official strike being issued.

Receiving three (3) strikes may result in termination of occupancy and removal proceedings pursuant to Georgia law at management’s discretion.

Management reserves the right to bypass the strike system and initiate removal proceedings pursuant to Georgia Law for serious violations involving safety concerns, illegal activity, threats, violence, property damage, or repeated disturbances.

 

 

Dogwood RV Park provides temporary and extended-stay occupancy for RV spaces and park-owned campers. Occupants may stay on a nightly, weekly, monthly, or month-to-month basis, depending on the arrangement approved by management.

All payments are due in advance. Weekly stays must be paid on the same calendar day each week as the original move-in date. Monthly or month-to-month stays must be paid on the same calendar day each month as the original move-in date, unless management approves in writing otherwise.

A grace period of three (3) calendar days is provided only for weekly, monthly, or month-to-month occupants. Any balance not paid by 11:59 PM on the third day after the due date will incur a $40 late fee plus an additional $5 per day until paid in full, not to exceed $100 in total late fees.

Failure to pay when due may result in:

  • denial of continued occupancy
    • official rule violation strikes
    • termination of occupancy
    • towing/removal proceedings
    • dispossessory/eviction proceedings
    • additional fees and costs including court costs, towing/removal costs, cleanup costs, damages, and attorney fees, where permitted by Georgia law

 

Occupants are renting a temporary RV space or camper occupancy only. No occupant shall acquire ownership rights or any permanent interest in the property.

Occupants bringing their own RVs/campers into the park remain solely responsible for their vehicle, insurance, registration, and condition.

Management reserves the right to refuse, terminate, or deny continued occupancy for:

  • nonpayment
    • excessive noise
    • trash/debris accumulation
    • destruction of property
    • harassment or threats
    • tampering with safety equipment
    • septic/sewer misuse
    • illegal activity
    • repeated rule violations
    • conduct that disturbs the safety, comfort, or quiet enjoyment of other guests or residents

Acceptance of partial payments, late payments, or payment arrangements shall not waive management’s right to terminate occupancy, issue rule violations, require removal, or pursue legal remedies.

Occupants who fail to vacate after notice or termination of occupancy may be subject to dispossessory or removal proceedings pursuant to Georgia law.

Occupancy periods do not automatically renew, and continuation of occupancy is always subject to management approval
